What Repointing Is and How It Protects Masonry

Repointing is the careful removal of deteriorated mortar from masonry joints and its replacement with a compatible, color-matched mortar. Over time, joints break down from weathering, freeze–thaw cycles, building movement, and salts, allowing water to infiltrate and damage brick and stone.

By restoring tight, properly profiled joints, repointing improves structural performance, seals out wind-driven rain, reduces efflorescence and spalling, and refreshes the appearance of façades, chimneys, and walls. It is not the same as superficial “tuckpointing”; it focuses on depth, compatibility, and longevity rather than a thin cosmetic overlay.

Assessment, Preparation, Installation, and Curing

We begin with a thorough façade assessment: mapping failed joints, identifying moisture pathways, and evaluating masonry type and hardness. We analyze existing mortar for binder type and sand gradation, then select a compatible mix that is softer than the units, color- and texture-matched, and appropriate to the building’s age. Mockups confirm joint profile, color, and finish before full production.

Execution follows preservation best practices. Joints are raked by hand to 2–2.5× joint width (minimum 3/4 in.), avoiding saw damage to brick or stone. After cleaning and dampening the joints to a saturated-surface-dry state, new mortar is packed in compact lifts, allowed to thumbprint set, and tooled to the original profile (concave, weathered, flush, or grapevine). We brush to blend, clean without acids on sensitive masonry, and protect work from sun, wind, and rain while curing for durable bonding. Final QC includes adhesion checks, color consistency, and site cleanup, followed by care and maintenance guidance.

Compatible Mortar, Historic Care, and Durable Results

Mortar compatibility is critical. For historic or softer masonry, we avoid overly hard mixes that can trap moisture and cause unit damage. We typically use ASTM C270-compliant Type N or O mortars, or NHL (natural hydraulic lime) systems, tuned so compressive strength and vapor permeability are appropriate—always ensuring the mortar is sacrificial relative to the brick or stone.

Workmanship and conditions drive longevity. We repoint to adequate depth, compact thoroughly, and tool at the right set for dense, water-shedding joints. Work proceeds between roughly 40–90°F with shading and misting to control evaporation, and protection from driving rain and freeze. We also address adjacent details—defective sealant at control joints, missing flashings, and clogged weeps—since joint repair alone cannot solve systemic water management issues.

Safety and site protection are integral. We control dust with HEPA-equipped extraction, follow lead-safe practices on pre-1978 substrates, secure scaffolding and fall protection, and protect windows, landscaping, and neighboring surfaces. Where appropriate, we reference ASTM C1713 for historic mortar repairs and provide documentation of mixes, methods, and maintenance to back our workmanship.
